LESSEE will provide a proof of tenant and liability
insurance for an amount of Two Million dollars
(CAD 2.000.000) prior to occupancy.
LESSEE cannot smoke cigarettes, marijuana or any drugs in
the dwelling or on the balcony, and the
short-term rental or commercial purposes are not allowed.
LESSEE shall not cultivate any marijuana in the dwelling.
LESSEE agree to pay for the first month's rent at the
signing of the official lease
LESSEE needs to open a Hydro-Quebec account before moving
LESSEE shall pay the moving (in/out) fees to the building
management of 250.00$
LESSEE shall return the unit in the same condition it was
given , at the end of the lease.
LESSOR will provide the building rules to the tenant, who
shall sign it at the time of the signing of the official
Régie du Logement du Québec lease and will be responsible
to abide by the rules of the building. If such rules are
not respected by the LESSEE, or if the LESSOR receives
fines to pay based on the breaking of such rules by the
LESSEE , the LESSEE will be responsible to pay the fines to
the LESSOR who will in turn pay the Syndicate. If the
LESSEE does not pay the fines
within a reasonable time frame of 1 month, the LESSOR
reserves the right to annul the lease following the 1 month
delay and will give a 30 days notice from that date in
writing to the LESSEE
to vacate within 30 days, and the promise to lease in
effect shall become null and void.
