The best of both worlds: Cosoltec breaks ground on high-profile Le Monroe condo

The quaint community of Blainville, Quebec is about to become the recipient of an upscale new condo project from an upscale group of investors.

Cosoltec, in partnership with the Fonds immobilier de solidarité FTQ, officially broke ground on the first phase of Le Monroe, a new, upscale multi-residential development.

Offering big city services in a peaceful natural setting, this project will satisfy the best of both worlds in condo living.

A $47 million development, Le Monroe will offer one-, two- and three-bedroom units, ranging from 667 to 2,407 sq ft., all with large windows and abundant sunshine. The building’s contemporary architecture will show a sleek design with subtle, elegant tones, built with only quality materials – wood, glass and stone.

“As developers, we’ve put a lot of effort into this project and hired exceptional craftsmen,” said Cosoltec president Michel Grennan, pointing to architectural team NEUF Architectes for their innovative design; Projet Paysage for the landscaping; and Humà Design for the branding. Meanwhile, McGill Real Estate will serve as Le Monroe’s Montreal real estate agency.

“We’ve been excited about this project right from the start and we’re thrilled to be able to offer our clientele such a distinctive residential project in a very popular part of Blainville,” continued Grennan.

The first phase of the project will deliver 71 units – 66 condos and five penthouses. Possessing a chic, yet timeless sensibility, Le Monroe will marry urban living with nature. Connected by a rear courtyard and located next door to wilderness, the two buildings – the first of eight floors, the second of four floors – will offer stunning rooftop views of both urban Montreal and the Laurentians beautiful mystique.

Cosoltec is no stranger to big, people-pleasing projects, with an enviable client list that includes the Université de Montréal, Molson Coors Canada, Société immobilière du Québec and the Office municipal d’habitation de Montréal. To make Le Monroe a reality, it partnered up with the Fonds immobilier de solidarité FTQ, a well-known, heavyweight investing group for profitable and socially responsible real estate projects.

The groundbreaking ceremony took place in the presence of Grennan, the President and CEO of Cosoltec, Normand Bélanger, the President and CEO of the Fonds immobilier de solidarité FTQ, and Richard Perreault, the Mayor of the City of Blainville.

At the groundbreaking ceremony, Bélanger noted the economic impact that Le Monroe will have on Blainville’s local economy.

“This is a project of a value of more than $47 million – Le Monroe will directly contribute to the creation of some 350 jobs.”

Mayor Richard Perreault noted that the City of Blainville has always made it a point of honour to attract beautiful residential projects that provide excitement, recreation and relaxation, all at once.

“Le Monroe fits perfectly with the type of real estate projects we favour,” said the Mayor. “It only serves to enhance the high-end residential supply that Blainville can offer.”

Le Monroe will feature several sustainable features based on LEED certification criteria, including solar-reflecting white roofs on 90 per cent of its surface, a high efficiency heating system and storm water management. Bike racks and charging stations for electric cars will be installed, while over 75 per cent of construction waste will be recycled.

The delivery of the units is scheduled for autumn 2016.

Ultimately, the whole project will comprise 136 units offering the best of both worlds: a serene nature setting with proximity to all the services owners need.
