<h2>McGill University wants to set up a campus in Griffintown</h2>
<p>The involvement of McGill University in creating an &#8220;Innovation Square &#8216;in Montreal District Griffin (Griffintown), were presented publicly for the first time. The project, known as the &#8220;Quartier Innovation&#8221;  (QI), aims to create a collaboration to innovate at the level of academic and professional programs, and serve as a campus of McGill University. Partners from McGill University in QI include the &#8220;École de technologie supérieur&#8221;e and the Quebec government and the companies named in the recommendations QI, such as Bombardier, Google, and Monsant. The development of QI will undergo further consultation in order to create a preliminary business plan by the end of March 2012.</p>

<p>The Montreal Condo market is still going strong.  To those who are waiting for an American-style collapse of the market, tell yourselves this; that a slight adjustment of the market is possible but we are far from American proportions/ratios.  We have less indebtedness; less people who would need to sell quickly if faced with a sudden increase in rates and most of all, we almost have no foreign investors who have a tendency to bail when they smell trouble, all of which inflate crisis situations. There are less then 1% foreign investors in Montreal (ex. 40% in Vancouver!), which prove that all our ratios are more conservative than that of other big cities.  Montreal is taking more of a slowly but surely pace which will allow for a slow landing and not a crash. Why shouldn’t Montreal be a little more expensive?  It’s a lovely city where people want to live because of it’s natural rarity in that it is an island, and also for the basic supply and demand phenomenon, unlike American style speculative market bubbles.</p>
<p>It’s normal…the value of property is based on the relationship between supply and demand but that does not justify the past 10 years.  As a result, a catch-up of the previous decades where the increases were less than they should have been was almost a must.  However, people forget that the value of a house is based on the cost of building besides the value of the land that is directly linked to the supply and demand phenomenon in itself.  Labour (electrician, carpenter, plumber, etc.) and material (concrete, wood, bricks, windows, etc.) represent 50% of the cost. It is therefore very difficult to expect a decline in property value if the cost of building itself is not decreasing.  Montreal is not a real estate bubble.  The fact that it is an island creates a natural rarity in terms of property.  Montreal’s real estate value is Toronto in 5 years, Vancouver in 10 years, New York in 15, etc.  Now that you are better informed; if you are waiting for prices to decrease you may be waiting for a long time.</p>
<p>You’re probably saying, of course he’s going to say that because he is trying to protect the industry in which he works as a real estate broker.  Real estate brokers gain nothing by lying; they regularly represent their friends and family members in the resale of their properties.  I always tell buyers to invest according to their means and needs.  If they are lucky enough to have a good income, an almost paid off house, why not by a second property as a rental.  All proportions considered, salaries might have not increased as much as real estate did in the past 10 years; but they had increased much quicker in the past decades, it’s a question of recalibration.  Real estate value is not only linked to collective wealth.  Stocks are not as lucrative as they once were.  Nowadays, people are seeking concrete solutions not abstract ones.  The increase in values is directly linked to property rarity coupled with the increase in building and labour costs (salaries of the construction workers).  Have you recently looked into the cost of building?  You will notice that the numbers are fairly close to market values.  If that were not the case, then everyone would buy their own properties and build themselves to save money.  Why don’t people do that?  Because the profit margins are too low considering the cost of building.  And if they do choose to build; then it’s purely because they want to build exactly according to their needs and not necessarily to save money because after all what they will save will not add up to the hours of work they will lose in salary during the months they will work on finishing their project.</p>
<p>It is often said that people saw the 2008 crash coming; did Quebec’s real estate market drop drastically during the world financial crisis?  You may say yes in the case of the United States…however, the values in the United States had not only doubled in the past 10 years but they had practically multiplied by 5!!!!!  Despite building costs similar to ours, the increases in the United States were not justified and were merely speculative. However, did you notice that the value of properties are on the up-rise and practically made up for the losses in major cities like New York, Boston, Chicago&#8230; Of course, if you engage in the same fear mongering speech for 50 years, you will be right sooner or later for a year but you will be wrong for the other 49 years!</p>
<p>Unfortunately, there is always the possibility that journalists may start this type of alarmist statement to implant the idea of catastrophe in the mind of consumers, which in return will start spending less thus leading us to a recession.  Media is in charge of distinguishing the realities of each of the markets.  Although the world economy is a reality, we still must consider realities in Canada, Quebec and Montreal.  However, I still agree that people should buy according to their means and not beyond their capacities.</p>
<p>Since inflation is under control, the manager of the Bank of Canada will not increase the rates and not for a while because that would be considered voluntary recession.   It has already been 5 years that the buyer to seller ratio is 35 to 1 for the famous Candiac Golf course and Laval sur le Lac houses/mansions, etc.  Why?  Because people much rather build their house themselves at the end of a street rather then buying “Mrs. Smith’s” who may not have the same taste.  Yet, the prices haven’t decreased, people are not really sellers but are testing the market and will give up when it slows down.  Properties are a dime a dozen in the suburbs. Those houses are not long-term investments because they do not meet real needs.  Which retired couple needs a house with 5000 sq. ft., 8 rooms, 4 living rooms, 5 bathrooms, etc.?</p>
<p>However in Montreal, the proportions/formats meet the norms more.  Good luck if you want to build your own house…there are no vacant lots for a bungalow.  The options are therefore to buy an old house and renovate.  Renovation costs are the same both in Montreal and its suburbs but its value is greater in Montreal; therefore the value to cost ratio makes more sense in the latter.  That is why we renovate less in the suburbs.</p>
<p>Some journalists who specialize in finance (who would like to see people invest in stocks rather than in real estate) say that 20% of owners would not be able to withstand a raise in rates.</p>
<p>I have a financial background and have partaken in several university studies on money laundering, tax evasion, etc.  Did you know that Montreal is a hub for these types of activities?  The economy has its parallel with people working under the table in restaurants, construction, etc.   But when we compare their real income to the one they have declared, they are not as financially strapped as the statistics may lead us to believe.</p>
<p>The Canadian banking sector is one of the most rigorous in terms of criteria for a mortgage approval.  The rules are even more strict today, so let us consider ourselves lucky for having a house, an underground pool, 2 cars, a country house, going on trips and restaurants, etc.  Today, our priority should be property.  I admit we should cut down on other things but not by putting up for sale signs in Montreal…especially if the other option is renting which is right behind on an increasing curve!</p>

<p>(Montreal) The fourth phase of the complex M9, which takes shape in the vicinity of the Bonaventure, will mark the end of a journey that began seven years ago. The 18-storey building, which will rise above all the surrounding buildings, will be (among others) on the rooftop pool, a whirlpool, a barbecue area, TV room and ample space relaxation with breathtaking views over the surrounding area. It would also house a grocery store on the ground floor.</p>
<p>&#8220;Many want to live in luxurious surroundings, like a hotel, even if it means a smaller apartment, says Stéphane Côté, President DevMcGill. With the magnitude of this phase, which will include 155 units, we can give more scope for common areas. The owners may enjoy the services of the building and those offered nearby. They can swim in the rooftop pool, workout in the large exercise room or jog along the Lachine Canal. Luxury, then, becomes affordable. &#8221;</p>
<p>The M9 attracts a diverse clientele, 25 to 65. His greatest asset? The proximity of downtown and Old Montreal. Because many want to get to work on foot. &#8220;Many do not have cars,&#8221; says Côté. They do not need it. They use the BIXI or Communauto, or rent a car for the weekend when they go outside. &#8221;</p>
<p>This fourth phase is the grand finale of a project that has always tried to be innovative. To meet the needs of today and tomorrow DevMcGill, with the assistance of the architects of the Sid Lee agency, offers a wide variety of accommodation, contemporary style, finished with demand.</p>
<p>The developer has thought, for example, men and women who have a small budget, but an impressive wardrobe. It proposes &#8220;the ergoloft&#8221; 430 square feet, a microappartement with a spacious wardrobe (from $ 158 000, taxes included). Units with two private rooms cheapest (645 square feet) are sold from $ 272 000, taxes included. Spacious apartments with spectacular views, will have to take up areas up to 1700 square feet.</p>
<p>Apartments multigenerational</p>
<p>DevMcGill goes further, proposing multigenerational apartments designed for buyers who want to be ready for their children or their parents (while each having their privacy). Two adjacent apartments with two separate doors or a door policy, and with two separate kitchens or single, are offered as well. Self-employed workers are not left out: spacious apartments with an office and space for entertaining clients were designed for them.</p>
<p>Also new to the promoter introduced the concept of a duplex condominium tower. It indeed offers the purchase of two adjoining units in order to rent one and live another. &#8220;The apartment can evolve according to the needs of the occupants,&#8221; says Louis-Migneault Conrad, vice president of operations DevMcGill. Can anyone settle for a smaller apartment for a few years and expand its facilities where permit. &#8221;</p>
<p>The fourth phase of the M9, the most visible of the complex will amount to the corner of Wellington and Duke. The construction of Phase 3 has started in the holiday season, that of phase 4 should begin in June 2012. The first owners are expected to begin moving in June 2014.</p>

<p>Your condo in Montreal is the biggest investment of your life …</p>
<p>Change your thought process in that real estate happiness is only attained with a single family dwelling, think Montreal condo.</p>
<p>I have noticed coldness in houses and comforting warmth in condos in Montreal&#8230;</p>
<p>Choosing a condo in Montreal is like an emotional roller coaster filtering through quantitative criteria such as price, number of rooms, etc.</p>
<p>But we often forget the qualitative aspect of the condo. Condos are not an acquired taste; we either like a condo in Montreal or not.</p>
<p>The city of Montreal, the neighborhood, the lights, the layout, the condo environment, the atmosphere, the materials, the colors, the harmony, the “flow” in the condo, the design, etc&#8230; are all elements that play on emotion, the “feeling” that a condo in Montreal triggers.</p>
<p>In addition to quantitative criteria, the quality aspect must be considered too when evaluating a condo in Montreal.</p>
<p>Sometimes a 500 square feet condo is more inspiring than a 1000 square feet characterless condo.</p>
<p>We all like the cocooning effect of a hotel suite so if you do not need extra rooms in your condo in Montreal, if you eat out, if you never receive or host in your condo, why pay more for space that you do not absolutely need on a daily basis in Montreal.</p>
<p>As the condo in Montreal, all cities in the world will experience the condo real estate in one way or the other but each will live it at different stages than that of Montreal…</p>
<p>A house in the outskirts of downtown New York, Paris, or London is not attainable… in terms of price only; the condo is the only way to go.</p>
<p>You think that that reality is far for our condos? Think again.  The condo in Vancouver and Toronto is already in that predicament; the condo in Montreal is inevitably going in the same direction?  In a maximum of 10 years?</p>
<p>The value of condos in Montreal goes in function of demand, therefore, a condo in Montreal for $500,000 today is much more likely to increase by a percentage compared to a house in the Montreal area worth a $1,000,000.  Why?</p>
<p>In 17 years, the number of people in Montreal that will be able to afford condos whose prices will have doubled will be higher in the Montreal condo circle than that of a house which although will not have doubled price will still be inaccessible.</p>
<p>But there is no need to worry.  While the prices of condos in Canada may seem less affordable, they still pale in comparison with those in cities like New York, Tokyo and London.</p>
<p><strong>Take the most expensive condos in the world: One Hyde Park in London, England.</strong></p>
<p>The least expensive condo is selling for just over $10 million while the most expensive condos are selling for about $220 million. The average cost per square foot? Approximately $9,500.</p>

Older people with means and unattached youth are already moving to the cities, &#8220;he said. Aging baby boomers and the rising cost of gas will accelerate the trend. &#8220;</h5>
<p>The authorities must, however:</p>
<p>- Making life better for the urban elderly.</p>
<p>- Business development within walking distance</p>
<p>- Peita Condos for young singles and couples. Retirees want larger units, they spend more time at home.</p>
<p>- A second challenge is to make the city more welcoming for families. They too will need larger units. They will also need more schools &#8211; and better &#8211; within walking distance, soccer fields and more and other recreational facilities.</p>
<h5>&#8220;The cost to society (for new infrastructure in the suburbs) exceeds by far the reinvestment in places the densest&#8221;</h5>
<p>- Government at all levels must put an end to the supremacy of the &#8220;complex industrial suburb&#8221;</p>
<p>According to the planner, Pamela Blais:</p>
<h5>&#8220;A lot of subsidies to artificially cheap in the suburbs as&#8221; gifts from provincial taxpayers &#8220;like roads, commuter rail, water treatment plants, schools, colleges and university branches.</h5>
<h5>A flat rate pricing, for example, means that people living in densely populated subsidize the most expensive suburbs in the form of home delivery, such as electricity, water, natural gas, telephone, collection Garbage and snow removal.</h5>
<h5>&#8220;Living in a big house, or on a large lot, or far from affordable for the company is a personal choice,&#8221; she writes. &#8220;As a society, we do not subsidize other personal choices.&#8221; Why society must subsidize the new home of a person near a cornfield?</h5>

<h2>Commute is driving Montrealers into condos downtown</h2>

<h3>- TD Canada Trust Condo Poll suggests condo affordability is key for young homeowners -</h3>
<p>MONTREAL, May 10 /CNW/ &#8211; Many Montrealers are attracted to condos because they want to live downtown and cut down their commute.  In the 2011 TD Canada Trust Condo Poll, which surveyed Canadians who are thinking of buying, or recently bought a condo, more Montrealers named these two reasons as the main motivation for their condo purchase than respondents in any other city.  The poll found affordability to be another main reason for Montrealers&#8217; interest in condos (42%).  Across all cities surveyed, affordability was most important for respondents under 35-years-old (62% versus 46% for other age groups).  This age group seems to view condos as a stepping stone into homeownership, with many planning to move in the not too distant future.  But, is this a  good strategy?</p>
<p>&#8220;The convenience of living downtown and cutting down the commute time is making condos an attractive option for many Montrealers who view them as an affordable alternative to a house,&#8221; says Christine Marchildon, Senior Vice President, Quebec Region, TD Canada Trust.  &#8220;However, if you ultimately hope to own a house and plan to move from your condo in a few short years, I strongly encourage you to calculate the costs that you will incur, such as condo fees, parking fees and moving expenses.  Depending on how soon you plan to move, these costs could outweigh the equity you&#8217;ll build and receive from the eventual sale of your condo.&#8221;</p>
<h3>What do Montrealers say are the most important features in a condo?</h3>
<p>The top feature Montrealers look for in a condo is a balcony (92%).  They also say low condo fees are important (91%) and nine-in-ten Montrealers (89%) said they wouldn&#8217;t pay more than $400 in monthly condo fees.  These figures remain consistent with findings from a similar poll conducted by TD Canada Trust in 2010.  Attractive interior design features (89%) were also important.  Nationally, those over 50 are more likely to say attractive exterior design is an important consideration (88%), whereas younger respondents were more concerned about being close to public transit (85%) and near theatres, restaurants and shopping (85%).</p>
<h3>Home Sweet Home &#8211; but for how long?</h3>
<p>Four-in-ten (41%) Montreal respondents expect to live in their condo for three years or less (14%) or four to six years (27%).  Nationally, the number planning for a short stay jumps even higher amongst respondents under 35.  In fact, across cities surveyed, nearly one-quarter (22%) of respondents in this age group said they don&#8217;t plan to spend more than three years in their condo and another 45% plan to move after four to six years.</p>
<h3>Has the tightening of mortgage rules affected the condo market?</h3>
<p>As the TD Canada Trust Condo poll found young Canadians to be most concerned about affordability, it is not surprising that many in this age group said the new amortization change to 30 years for new mortgages had a significant impact on their decision to choose a condo over other types of homes (63%).  Lending law changes didn&#8217;t influence Canadians over 50; three-quarters say the changes to lending rules had no effect on their decision to consider a condo.</p>
<p>Somewhat alarmingly, the poll found that more than one-quarter of Montrealers who intend to buy a condo (26%) were not aware of the recent changes to lending rules.  Nationally, this number was even higher (39%) among those under 35.  &#8220;If you&#8217;re planning to apply for a mortgage, it&#8217;s essential that you understand the lending rules and the options you have.  This allows you to weigh the pros and cons of different mortgage options and make well informed decisions about the type of mortgage you choose and the size of down payment you can afford.  This can save you a lot of money in the long run,&#8221; says Marchildon.  &#8220;There are experts at the bank who can walk you through different mortgage options and help you find the right solution for you, including a variety of flexible mortgage payment features, which can give you the choice to manage your mortgage payments, which is something that you may need in the future.&#8221;</p>
<h3>Condos popular with boomers but for different reasons than young Canadians</h3>
<p>Those over 50 are attracted to condos because they fit into their plans to downsize their home.  Not surprisingly, when those over 50 move into a condo, 31% don&#8217;t plan to move again.  Since they plan to stay put, many over 50 are making their condos as comfortable as possible, with 53% planning to spend more than $10,000 on upgrades (compared to only 15% of those under 35).</p>
<p>&#8220;Moving to a smaller, less expensive home can sometimes be called &#8216;right-sizing&#8217; and allows many pre-retirees to afford a bit more luxury in their new space,&#8221; says Marchildon.  &#8220;If homebuyers plan to make upgrades, I recommend they make a budget and stick to it. Especially for those who are selling their home and downsizing as part of their retirement strategy, it&#8217;s important not to get carried away and spend all the extra money you earned with the sale of your previous home.&#8221;</p>
