However, he specifies that only major developers and the best real estate developers are selected by these funds.</p>

There are less then 1% foreign investors (looking to flip or rent their condo) in Montreal versus 40% of oversea buyers in Vancouver. Montreal&#8217;s real estate market is opting for a slowly but surely pace which will allow for a slow landing.</p>
<p>Why shouldn&#8217;t Montreal be a little more expensive simply because it is a lovely city where people want to live because of its natural rarity in that it is an island, and also for the basic supply and demand phenomenon, unlike American style speculative real estate market bubbles?</p>
<p>It is very difficult to see a decline in property value when the cost of building itself is not decreasing. Building costs are much higher in Montreal then in Miami.</p>
<p>Media is in charge of distinguishing the realities of each of the markets. Although the world economy is a shared reality, the realities in Canada, Quebec and especially, Montreal should be a priority.</p>
<p>Quebec statistics are biased. When comparing actual income to declared income shown by statistics, Montrealers do not seem to be in as tight of an economical situation as statistics may lead the public to believe.</p>
<p>The Canadian banking sector is one of the most rigorous in terms of criteria for a mortgage approval. The rules are even stricter today.</p>
<p>People have to continue buying within their means and consider themselves lucky, thus far, for having a house, an underground pool, 2 cars, a country house, going on trips and restaurants, etc. Today, the priority should be property. Budget cut can be done on other things but not by putting up for sale signs on condos in Montreal…especially if the other option is renting, which is right behind on an increasing curve!</p>

<p>The Montreal Condo market is still going strong.  To those who are waiting for an American-style collapse of the market, tell yourselves this; that a slight adjustment of the market is possible but we are far from American proportions/ratios.  We have less indebtedness; less people who would need to sell quickly if faced with a sudden increase in rates and most of all, we almost have no foreign investors who have a tendency to bail when they smell trouble, all of which inflate crisis situations. There are less then 1% foreign investors in Montreal (ex. 40% in Vancouver!), which prove that all our ratios are more conservative than that of other big cities.  Montreal is taking more of a slowly but surely pace which will allow for a slow landing and not a crash. Why shouldn’t Montreal be a little more expensive?  It’s a lovely city where people want to live because of it’s natural rarity in that it is an island, and also for the basic supply and demand phenomenon, unlike American style speculative market bubbles.</p>
<p>It’s normal…the value of property is based on the relationship between supply and demand but that does not justify the past 10 years.  As a result, a catch-up of the previous decades where the increases were less than they should have been was almost a must.  However, people forget that the value of a house is based on the cost of building besides the value of the land that is directly linked to the supply and demand phenomenon in itself.  Labour (electrician, carpenter, plumber, etc.) and material (concrete, wood, bricks, windows, etc.) represent 50% of the cost. It is therefore very difficult to expect a decline in property value if the cost of building itself is not decreasing.  Montreal is not a real estate bubble.  The fact that it is an island creates a natural rarity in terms of property.  Montreal’s real estate value is Toronto in 5 years, Vancouver in 10 years, New York in 15, etc.  Now that you are better informed; if you are waiting for prices to decrease you may be waiting for a long time.</p>
<p>You’re probably saying, of course he’s going to say that because he is trying to protect the industry in which he works as a real estate broker.  Real estate brokers gain nothing by lying; they regularly represent their friends and family members in the resale of their properties.  I always tell buyers to invest according to their means and needs.  If they are lucky enough to have a good income, an almost paid off house, why not by a second property as a rental.  All proportions considered, salaries might have not increased as much as real estate did in the past 10 years; but they had increased much quicker in the past decades, it’s a question of recalibration.  Real estate value is not only linked to collective wealth.  Stocks are not as lucrative as they once were.  Nowadays, people are seeking concrete solutions not abstract ones.  The increase in values is directly linked to property rarity coupled with the increase in building and labour costs (salaries of the construction workers).  Have you recently looked into the cost of building?  You will notice that the numbers are fairly close to market values.  If that were not the case, then everyone would buy their own properties and build themselves to save money.  Why don’t people do that?  Because the profit margins are too low considering the cost of building.  And if they do choose to build; then it’s purely because they want to build exactly according to their needs and not necessarily to save money because after all what they will save will not add up to the hours of work they will lose in salary during the months they will work on finishing their project.</p>
<p>It is often said that people saw the 2008 crash coming; did Quebec’s real estate market drop drastically during the world financial crisis?  You may say yes in the case of the United States…however, the values in the United States had not only doubled in the past 10 years but they had practically multiplied by 5!!!!!  Despite building costs similar to ours, the increases in the United States were not justified and were merely speculative. However, did you notice that the value of properties are on the up-rise and practically made up for the losses in major cities like New York, Boston, Chicago&#8230; Of course, if you engage in the same fear mongering speech for 50 years, you will be right sooner or later for a year but you will be wrong for the other 49 years!</p>
<p>Unfortunately, there is always the possibility that journalists may start this type of alarmist statement to implant the idea of catastrophe in the mind of consumers, which in return will start spending less thus leading us to a recession.  Media is in charge of distinguishing the realities of each of the markets.  Although the world economy is a reality, we still must consider realities in Canada, Quebec and Montreal.  However, I still agree that people should buy according to their means and not beyond their capacities.</p>
<p>Since inflation is under control, the manager of the Bank of Canada will not increase the rates and not for a while because that would be considered voluntary recession.   It has already been 5 years that the buyer to seller ratio is 35 to 1 for the famous Candiac Golf course and Laval sur le Lac houses/mansions, etc.  Why?  Because people much rather build their house themselves at the end of a street rather then buying “Mrs. Smith’s” who may not have the same taste.  Yet, the prices haven’t decreased, people are not really sellers but are testing the market and will give up when it slows down.  Properties are a dime a dozen in the suburbs. Those houses are not long-term investments because they do not meet real needs.  Which retired couple needs a house with 5000 sq. ft., 8 rooms, 4 living rooms, 5 bathrooms, etc.?</p>
<p>However in Montreal, the proportions/formats meet the norms more.  Good luck if you want to build your own house…there are no vacant lots for a bungalow.  The options are therefore to buy an old house and renovate.  Renovation costs are the same both in Montreal and its suburbs but its value is greater in Montreal; therefore the value to cost ratio makes more sense in the latter.  That is why we renovate less in the suburbs.</p>
<p>Some journalists who specialize in finance (who would like to see people invest in stocks rather than in real estate) say that 20% of owners would not be able to withstand a raise in rates.</p>
<p>I have a financial background and have partaken in several university studies on money laundering, tax evasion, etc.  Did you know that Montreal is a hub for these types of activities?  The economy has its parallel with people working under the table in restaurants, construction, etc.   But when we compare their real income to the one they have declared, they are not as financially strapped as the statistics may lead us to believe.</p>

<p>Both Quebecers were a couple before running this estate agency in 2006.</p>
<p>McGill Real Estate specializes in selling new projects on the plan. &#8220;We have a business model that is different (other agencies), specify the owner, Groleau. We, we do not aim to expand our team and to have 200 agents. It does not manage people all day. &#8221;</p>

<p>Our ability to adapt, respond Groleau. Persuasive, this son of a used car salesman is not &#8220;embarrassed&#8221; to review its customers&#8217; once they bought the product, &#8220;he says, proud as a peacock.</p>
<p>McGill Immobilier filled a need in the market.</p>
<p>It is also the fact that she arrived at a time of soaring prices on the island. But unlike Vancouver or Toronto, there are few large investors here, they note. Little or no investment funds to buy a lot of properties of a sudden, they illustrate.</p>

<p>The 350-year-old cobblestone streets of Old Montreal are always good for a romantic walk, but these days they hold some of Canada’s hottest commercial real estate opportunities.</p>
<p>After languishing for decades behind boarded-up windows, dozens of the area’s centuries-old buildings are being transformed.</p>
<p>Once again people are pouring into the area as old commercial structures are given new life as condo developments. “Within the last 10 years, the number of people living there has jumped from 5,000 to 50,000,” says Mickael Chaput, a broker with McGill Real Estate, who represents multiple properties in the area.</p>
<p>What’s to come is even more remarkable. New private and public building and infrastructure projects promise to dramatically raise the district’s profile – and property values – in the next decade.</p>
<p>Walking down the streets of the old banking district, though, it becomes apparent from all the à vendre or à louer signs decking the filigreed 19th-century facades for sale or lease that the market for office properties lags behind – but not for long.</p>
<p>“On average in 2012, we will see prices for office space increasing here by $1 to $2 per square foot,” said Mr. Chaput, adding that property in Old Montreal has been selling from between $350 to $650 a square foot depending on its condition and location. “Owners are finally starting to get demand for their properties and they want to revamp what they have or sell.”</p>
<p>The city’s first skyscraper, the 1887 red sandstone New York Life building at 511 Place d’Armes, has had its lobby gutted and the rest of the building redone. “Now it’s getting booked month after month,” Mr. Chaput says, meaning the elegant eight-storey building with its distinctive clock tower is once again filling with tenants.</p>
<p>Next door at the grey Aldred, the 1931 art deco limestone that mimics the gothic Notre-Dame Basilica across the street, Michel Bensmihen, the agent in charge of leasing, is pleased with the city’s $60-million redesign of the central Place d’Armes. Mr. Bensmihen says the refreshed square in front of the building will help to boost its status.</p>
<p>“We’re starting to see companies leaving their downtown office space and giving Old Montreal a try,” observes Andrew Maravita, Colliers International’s managing director for the Montreal region. “The old buildings that have been converted to loft-style space have a very nice feel to them that appeals to technology and knowledge companies and their employees,” he adds. “It’s accessible and you’re right by the waterfront, so it’s a fun place to work.”</p>
<p>Last year, AbitibiBowater Inc. relocated its head office from downtown to 50,000 square feet of space on the edge of Old Montreal. And lately, Mr. Chaput says, law firms with headquarters downtown are looking to relocate there too. “They’ve been asking me to find them space in Old Montreal,” he says, “since it’s becoming very prestigious to have your office there.”</p>
<p>New municipal and private building projects already under way will only serve to increase that cachet. To the south, on the waterfront, a $180-million plan to improve the federal lands of the Old Port will establish an urban beach, convert an old warehouse into an international exhibition centre and grow and improve green spaces.</p>
<p>To the west, as part of the more than $175-million Montreal 2025 plan, the city is changing the infrastructure of the raised Bonaventure expressway, which links the island of Montreal to the city’s South Shore. “We’re going to lower part of the expressway to ground level and split the north and south lanes into separate streets,” says Richard Deschamps, vice-chairman of the city’s executive committee for economic development and infrastructure.</p>
<p>Already on track for completion in 2014, “the plan will integrate the residential Griffintown neighbourhood, Old Montreal and downtown,” Mr. Deschamps says, adding that this pedestrian friendly approach will consolidate and renew the area’s economic potential. Just a couple of streets over to the north from Place d’Armes square, construction of the $2-billion CHUM superhospital is also under way for completion in 2019.</p>
<p>Nevertheless, despite all this activity, there’s a disparity in the quality of office space available. Some long-time building owners haven’t invested money in turning their assets around and are sitting on properties as they stood more than 20 years ago.</p>
<p>The Royal Bank’s first headquarters at 221 Saint-Jacques West remained empty since the late 1980s before being scooped up for a new 43-condo development set to open in 2013, Mr. Chaput says.</p>
<p>“With the vacancy rate relatively low at 5.6 per cent, there’s good demand for office space in Old Montreal,” Mr. Maravita adds, “but you have to have the right product to attract the tenants out in the market.” Pockets of old buildings that are empty or haven’t been renovated yet are opportunities to be repositioned for the future.</p>
<p>Those looking to capitalize, however, should ask themselves what they’re going to do with the property to make it a viable investment. “You have to really have a purpose of what you’re going to do with these buildings,” Mr. Maravita says, “because any property sitting in Old Montreal has heritage restrictions on it.”</p>
<p>These restrictions make the buildings very expensive to renovate and many have been neglected. “Often the floors are off kilter in these buildings,” says Robert Ruscio, a retail designer who has worked in the area. “In one case, we went into the basement and found a problem with one of the support beams.”</p>
<p>Parking is another disadvantage, Mr. Ruscio says. “It’s very limited and hard to find. The streets are narrow and sometimes your clients or employees will get a ticket.” This is a vital issue for those looking to create or purchase office space. “There’s no underground parking and that’s the major drawback of the area,” echoes Mr. Maravita.</p>
<p>Although the city recognizes that parking is a concern, “we’re bringing back the streets for pedestrians,” Mr. Deschamps says. “We’d like to invite people to walk more, use the subway, buses and the excellent Bixi bike rental system we’ve developed.”</p>
<p>In the end, Old Montreal’s European mentality is what makes it unique, Mr. Ruscio says, and he appreciates efforts to keep it that way. “There’s no other place in North America where you can experience the same feeling of old world Europe,” he says.</p>

<h2>McGill University wants to set up a campus in Griffintown</h2>
<p>The involvement of McGill University in creating an &#8220;Innovation Square &#8216;in Montreal District Griffin (Griffintown), were presented publicly for the first time. Plutôt que d’attendre quelques années, ils profitent des conditions actuelles pour se lancer dans un autre achat hypothécaire », remarque Patrice Groleau, propriétaire de McGill immobilier, une agence spécialisée dans la vente et la mise en marché de projets immobiliers à Montréal.</em></p>
<p><em>« L’augmentation du prix des maisons se maintient à Montréal et est très stable. Il n’y a aucune raison de croire à une bulle immobilière », ajoute-t-il.</em></p>
<p><em>« Les Québécois se rapprochent de plus en plus des grands centres urbains. L’activité économique s’y concentre et ils veulent minimiser les trajets en voitures. Les ménages délaissent souvent leur maison en banlieue proche pour acheter un condo en centre-ville et un chalet à l’extérieur. Cela coûte aussi cher. Ils peuvent ainsi y passer la plupart de leurs weekends hors de la ville », observe M.Groleau.</em></p>
