HOME STAGING – McGill real estate broker Montreal

Selling without home staging…

the mistake can and will cost you thousands.

Written by Carly Hershorn – Nov. 9/09.

Without fail, 9 times out of 10 we see the same thing: Vendors putting their properties on the market with little regard for maximizing the return on their investment. How can that be, you ask? – We realtors ask ourselves that same question.

With most of my last five years spent working with willing and able, ‘ready-to-buy’ residential buyers – and personally having seen the effects of my vendors who actually did do what is supposed to be done (the last home I listed was sold by me for full asking price in 1 day) I can’t emphasize more the necessity to take the crucial initial steps to properly prepare one’s property for sale.

Homeowners, it’s time to put things into perspective. Yes, it is the home you have created many rich memories in, but once time to put your property on the market, you must think of your home as a product to sell and nothing more. Try to remember that your property is likely the single most important asset you own. And that the amount of money you earn on the sale of this one will help determine the amount you will have to spend on the next one.

So take pride in your style, your decor, your way of living but not so much so that you don`t see the forest from the trees. Risking putting your property on the market before it has been primed and ready to show can and will cost you thousands. Remember that an objective, open mind will not only help you with the selling process but also be profitable!

In the game of earning top dollar, you must do whatever you can to set yourself apart from the competition. Our jobs as realtors is to get you the most money that the market will allow, so take it from a professional when we say, properly preparing your home for sale is a MUST. Staged homes appeal to potential home buyers because clutter-free settings give viewers a pleasing first impression and present target audiences with the best living spaces possible that they can picture themselves moving into.

Did you know research indicates that up to 85% of buyers search online first to find homes they will consider going to visit? Don’t be crossed off the list for not having your home presented at its best.

Thinking the cost of staging is not worth the effort or the price tag? Think again.

Consider these facts:

A staged home will sell, on average, 17% higher than an unstaged home. (US Housing and Urban Development)

It is estimated that only 10% of home buyers can visualize the potential of a home

In controlled tests selling identical homes professionally staged vs. those not staged, the unstaged houses sold in 102 days, the staged houses sold in 45 days (RealEstateStagingAssociation.com)

The evidence on why you should stage your property is overwhelming. Vendors, make the right choice. Learn if your property needs a pre-sale pick-me-up. And if so, spend the few dollars from the outset to get your home sale ready. The cost of a few repairs and a mini-makeover will be a lot less than your first price reduction – and far less than carrying your property while it sits on the market month after month.

Making your home stand out (on and offline) will make yours the desirable choice.
